By accessing this website, subscribing to our SMS program, or using any of our services, you agree to be bound by the following Terms & Conditions. If you do not agree with these terms, please refrain from using our site, services, or SMS program.
1. Services Provided
NexVilla Marketing LLC provides real estate lead generation and appointment-setting services for licensed real estate professionals. These services include:
Paid ad campaign management (Facebook/Google)
Lead pre-qualification using AI and forms
Manual lead verification
Automated scheduling of appointments
Ongoing campaign optimization
We do not guarantee closed deals, listings, or sales — only qualified appointments as defined below.
2. Definition of a Qualified Appointment
A “qualified” appointment must meet all the following:
The lead is a homeowner (not a renter) Located within your target zip code
Actively considering selling their home within 3–6 months
Booked directly into your calendar by NexVilla’s system
Appointments not meeting these criteria will not be billed.
3. Payments & Fees
Clients pay a monthly service fee for access to our systems and support.
Per-appointment fees apply only to appointments that meet our qualification standards.
Clients pay their advertising budget directly to Facebook or Google via their own ad accounts.
NexVilla is not responsible for third-party platform billing or refunds.
4. Refund & Guarantee Policy
We offer an Upfront & Discrepancy Guarantee:
If the number of qualified appointments falls short of the agreed target, you’ll receive a pro-rated refund for the shortfall — no questions asked.
Refunds are processed within 5–7 business days following a formal request via email.
5. No Long-Term Contracts
Our services are month-to-month
You may cancel at any time before the next billing cycle.
If you cancel after a cycle begins, services continue until the end of the billing period, but no partial refunds are issued.
6. Client Responsibilities
To ensure full benefit from our services, clients must:
Provide access to a working calendar for bookings
Respond to messages and leads promptly
Maintain anactive ad budget
Notify NexVilla of any lead quality issues in a timely manner
7. Limitation of Liability
To the fullest extent permitted by law, NexVilla Marketing LLC is not liable for:
Loss of commissions, listings, or sales Business interruptions Issues related to third-party platforms such as Facebook or Google Ads
Our maximum liability is limited to the amount paid in the most recent billing cycle.
8. Intellectual Property
All content, systems, processes, and strategies provided by NexVilla Marketing LLC are protected intellectual property and may not be copied, reused, or distributed without explicit written consent.
9. Governing Law
These Terms & Conditions are governed by the laws of the State of New Jersey , excluding its conflict-of-law rules.
10. SMS Program Compliance (A2P Messaging)

Description:
Users may receive appointment confirmations, reminders, service updates, and promotional alerts related to real estate lead generation and marketing.
Opt-Out Instructions:You may cancel the SMS service at any time by texting “STOP” to our short code. You will receive a confirmation message, and will no longer receive SMS messages unless you rejoin.
Rejoining Instructions:
To rejoin, sign up again through our website or respond to an opt-in message, and we will resume sending messages.

Our services and communications comply with all applicable laws and industry standards, including consumer protection and data privacy regulations.
13. Privacy Commitment

We do not share or sell mobile information to third parties or affiliates for marketing/promotional purposes.
All text message originator opt-in data and consent will not be shared with any third parties, excluding aggregators and providers of the text messaging services.
This commitment includes the following statement:
"No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. Information sharing to subcontractors in support services, such as customer service is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties."
